| Thursday, July 28, 2011 Home Improvements To Avoid When Selling Your Homeby Dennis Skoworodko on Thu, Jul, 28, 2011 11:56 AM One of the basic concepts in marketing anything is having an item appeal to the most amount of people possible, and this concept also applies to selling your home. The more appealing it is to the market as a whole, the faster it will sell.
If you're thinking about doing some home improvements to add value to your home, here are some that you may want to avoid. These improvements will not add as much value as kitchen or bathroom renovations would when you are selling your home.
Additions
While some additions can add a lot of value, some rooms appear to be tacked on to the rest of the house. Buyers will get the feeling that the room simply doesn't belong to the rest of the house and this will be a turn off for a lot of them.
Additions need to take into account the overall flow of the house and need to appear as natural as possible. It can be a problem adding a new room because you may not be able to sense the flow of the house as an insider. If you're serious about putting up an addition get some outside help from a professional that can look at the layout and make suggestions.
Upgrades
Any type of upgrades that you add to your home need to be matched to the rest of the home. If you have a modest house and buy high-quality upgrades for one room only, that room will look completely out of place when compared to the rest of the house. Again, it is maintaining the flow of the whole house that will attract more buyers when selling your home.
Pools
A lot of people are not even going to look at a home that has a pool. You will be limiting your target market by adding a pool to your home. If you are thinking of selling in the not too distance future, avoid getting a pool for the home you're in now and put it in your next home instead.
Talk to me about the home improvements you are planning before going ahead with any of them. I can let you know, based on my experience, what kind of return you can expect by upgrading and whether it will hinder the buyer's market when you are selling your home.
Tuesday, March 29, 2011 Sell Your Saskatoon Home Faster By Making It Smell Goodby Dennis Skoworodko on Tue, Mar, 29, 2011 01:50 PM When people first walk into your home they are going to be using their 5 senses to assess your home, and one of them they’ll be using is the sense of smell. This is often the first sense that is activated in a person before all the other senses. Think about it, before you can see, touch or hear something, you most probably can smell it.
The smell of a property can either increase or decrease the value of your property. A bad smell will easily offend and turn off a potential buyer even before the buyer sees the inside of that property or touches anything. Offensive smells, including the smell of cigarettes, mildew, mold, pet-related smells and strong chemicals used for cleaning can easily influence a buying decision when trying to sell your home.
Harsh cleaners like ammonia can make a house seem cold and sterile like a doctor’s office. Smells like mold and mildew can lead potential buyers to suspect that there are much more serious problems in your home.
Here are some easy tips that can help you deal with these offensive odors when you want to sell your home.
Eliminate the offending smell
The first step to take is to get rid of the bad odor. Find the cause and deal with it. Clean your house thoroughly from top to bottom if you have to and pay special attention to hidden crevices and cracks in rooms that may otherwise go unnoticed. These places are good hideouts for pests and fungus.
Introduce attractive scents
After the cleaning is complete and the offensive odor is eliminated, go ahead and introduce beautiful fragrances. Fruits and herbs will give your house a warm feeling. You can use apples or cinnamon as an appealing scent or simply bake a cake. On the other hand, you’ll have to make sure that you don’t overdo it since anything done in excess can easily become offensive.
Deal with bad odors and introducing pleasant scents when trying to sell your home. Potential buyers will always be much more attracted to a nice smelling property. This will reduce the time it takes to make a sale and increase the likelihood of more buyers taking an interest.
Wednesday, March 23, 2011 Common Pitfalls When Selling Real Estateby Dennis Skoworodko on Wed, Mar, 23, 2011 04:26 PM No matter what the Saskatoon real estate market is in your neighbourhood, you can get your house sold to the right buyer. To do this, all you need to do is avoid the common selling mistakes that can effect how much you get from the sale, and make selling your property a nightmare.
The outside of the Property
It is a common mistake when selling real estate to focus on the inside of the property and forget the outside. To make a good first impression, it is important to ensure that the outside is also well done and appealing. When potential buyers drive in to view the property, the outside of the property will be their first impression.
An unkempt garden with overgrown trees and shrubs will hide the beauty of the property and turn off potential buyers. Manicure the lawns and use outdoor furniture to enhance the beauty of the property.
Failing to stage
Staging real estate is vital when selling the property to get the maximum profit possible. In order to sell a property, it is important to highlight the good points of the property and engage the imagination of potential buyers. Staging allows the seller to show potential buyers the potential of the property.
It is important to realize that buying is an emotional decision. You have to engage the emotions and imagination of the potential buyers to help them visualize how the property will look with their furniture in place.
Selling property when it is in a poor state
You cannot expect to sell property that is in a poor state at a premium price. The state of the property will have a direct impact on the selling price. Potential buyers will quickly lose interest when they see the condition of the property. A property with visible maintenance problems simply means that there are more problems in what cannot be seen like structural issues or roofing problems.
Removing clutter from all the rooms will make the rooms look bigger while a fresh coat of paint will brighten up the rooms. Arranging furniture creatively and removing personal items like photos will help buyers envision the home as their own. You may consider borrowing or renting good furniture to create the desired effect.
Selling real estate involves appealing to the emotions of potential buyers so they will want to invest in that property. If the house is not selling, instead of reducing the asking price, work on the property to make it more appealing and attractive to buyers.
Tuesday, March 22, 2011 Home Staging in Saskatoon- Increase the Value of your Home In Five Easy Tipsby Dennis Skoworodko on Tue, Mar, 22, 2011 02:24 PM Regardless of the pace of the real estate market, home staging in Saskatoon is an effective way to increase the value of your property and the selling price of your home. Staging helps you create a visual example of how the property would look if fully furnished. You can either hire a professional stager or take on the task of staging your property for yourself. Here are some useful tips on how you can effectively stage your home.
Lighten things up
Good lighting will dramatically change the feel of your home. Proper lighting has been used to set the mood and feel of a room, making it appear warm and attractive. Most homes are poorly lit. If your home feels dark and dreary, increase the wattage of your bulbs and use different colors to create a dramatic effect. You can change the position of light fittings from overhead to side lights or use dimmer switches when you are home staging.
Clean up
Get rid of unnecessary clutter from your home. Unused items congest your home, making it look old and rugged. You may want to dump some of your furniture to bring out the beauty of the home. A potential owner wants to get a good picture of how the house will feel look and this is best accomplished through home staging.
Work on finishes
One of the most important things that make a house appealing are the finishing touches. A simple coat of paint will do wonders to brighten up a house as well as replacing missing tiles, floorboards and fixing up the ceiling.
Replace or repair broken items
If you have broken items, consider repairing them or replacing them, depending on the degree of damage. Examples of broken items can be storage cabinets, showerheads and curtains, windows and windowpanes and so on. Any leakages and broken plumbing should be addressed before the house is opened to the public.
Utilize unused space creatively
In order to increase the value of your home, use all space creatively. If you have empty rooms find a creative way to use them. You can turn a room into a home office or a playroom for children. This will give potential buyers a variety of ideas how different spaces and rooms can be put to good use.
Home staging may have its expenses, but this does not compare with the deduction in value that potential clients would make to your property if it is in a poor state.
