Print advertising is prepared days in advance of publication. It is just the nature of print media. Dennis will search the market daily as new listings are available. You will receive the most current information long before you will see it in print.

There were over 3200 houses sold in Saskatoon in 2005 using Realtors. Breaking that down - there are about 260 homes for sale in Saskatoon every month. Dennis has access to all these homes through the Multiple List System (MLS). In addition, Dennis also has access to Exclusive Lisitngs. He may have a home for you that is not even on the open market.

Occasionally homes are overpriced. Dennis knows the Real Estate market in Saskatoon. He is a full time Real Estate Professional. A Competitive Marketing Analysis will help to determine the true value of the house you would like to purchase. This is very difficult to access without a Real Estate Agent as the Asking price is advertised not the actual Selling price.

Sellers may use contract forms that have legally risky clauses or terms not beneficial to the Buyer. Dennis uses proven, legal Contract forms, and knows how to protect his clients’ interests.

Also an important question is: Who holds your deposit? Most Buyers do not feel comfortable giving a deposit directly to a seller. When using Dennis as your Realtor, your deposit is held in the Real Estate Company's Trust Account. It is turned over to your Lawyer once the purchase is coming to a close (possession day).

4. Dennis will arrange all viewing appointments.


5. As a Buyer you will want to know all known facts about the property. Dennis will check all available information and review it with you. This will help you determine; 1) if you wish to proceed 2) help you to obtain the right price and terms based on the information you now know.

 

6. He will assist you with a Market Evaluation of the home. This will help you obtain the most advantageous price and terms.

 

7. Dennis will assist you in completing the proper, legal documentation, and present your offer in a light most favorable to you.

 

8. He will refer you to other professionals (lawyers, inspectors, mortgage lenders, etc.) if required.

 

9. Upon acceptance of an offer between you and the seller, he will monitor all steps throughout the closing process.
